Calking,

Sealing the spots between your bathroom, shower, sink and the wall is probably the best remedy to prevent creation of mold and moisture in your home. All you need to do is clear the residue left by the old stuff, clean the area; dry it up and you are set to go. If you don’t remove the old residue from past and apply the caulk on top of the old material, you are basically wasting your time and resources as not only the material would not stick and do their job, but also would make a mess. Caulk material over the years tend to change color, deteriorate, leaving your property with water damage, so it is a good tactic to have the caulking replaced once in a while, before you reach that stage.

Using a caulking gun or the caulking tubes that could be pushed out easily are probably your only choices, but if you have not used the caulking guns, they might be a bit intimidating and seem to difficult to use but these days there are guidance and videos on the internet for everything that you could benefit from.

All you need to do after removing the old material and cleaning and drying them, is to just apply the new material and leave it for few hours and you are set to go!!

Doors!

You have them all over your property and they mostly go un-attentioned yearlong. Even though the interior doors might not need as much attention as do the exterior doors, they wood still enquire some paying attention to in terms of applying some lubricant once in a while to prevent them from being noisy. They also are subject to climate changes even though inside the property. In humid weather the wooden door s could swell if not enough room provided to accommodate expansion between door and the frame. Inspect doors from time to time to make sure there aren’t any loose hinge screws or deteriorated hinges that could be causing the problem.

Repainting the doors might also be a good idea specially the exterior doors as they are exposed to the climate changes and rain and snow in winter. The exterior of your property is the first place anyone sees and could represent the style of the interior of your property, having it in great shapes could represent your property as an elegant and stylish home.

If there is iron used in making of your exterior door or if it is entirely made up of iron it sure would prevent it from rusting. Having a rusty door is something you would want to avoid having.

Garage doors are also another part of your property needing your attention once in a while as they like other doors could start being noisy and the paint on the door might start chipping. They also need to be lubricated to smoothen their functionality as depending on how often you use them, they could start drying up.

The garage door is also a part of your exterior design and could represent how the interior style of your property would seem to others.

First of all, congratulations. Buying a property is probably the greatest investment someone could make and sure is a dream come true. Having said that, home ownership is more than just a relaxing summer weekend on the patio barbecuing or an intimate winter evening in front of the fireplace drinking a coffee or wine (whatever floats your boat). Home ownership requires some maintenance to keep your property running smoothly, to give you the best homeownership experience someone could ever have. Doing some repairs is part of the deal, and even if you are not a handyman or a DIY (Do it yourself) there are still quite a few things you could do around the house and you should make yourself familiar with them.

Take a few minutes to learn and master a few repairs and Do It Yourself home repairs that anyone could do, that way you’d save quite a lot and could keep everything running smoothly without any issues. Whether it is a stopped up toilet, or runaway faucet drip, painting a room, covering a nail hole, wall papering a room, these are all what things anyone could do with just a bit of help.

Anyone who has owned a home for a while is familiar with the concept of the paint spattered work clothes and a few paintbrushes in your garage. Sprucing up your rooms with paint is one of the best ways to magnify the appearance of your property and show your property to advantage. Painting or wall papering depending on your taste and swag and add flavor and style to your property and also increase the value of it if done well. On the other hand, if not done well, it might even work to decrease the value of your property. If after you are done with your paint job you still notice some roller mark, sloppy trip paints, and spatters they sure are signs of a paint job poorly done and you should have it redone.

Anyone who has done any painting job including myself would tell you the very first this is to have your preparation done. What preparation means? You would need to have all the appliances, light fixtures, electric outlet coverings and rugs and carpets removed. Basically anything that could be moved out needs to be carried out of the room you are planning on painting. The flooring whether hardwood, laminate or attached carpets also needs to be covered with a big piece of cloth or even newspaper.

Now, you have passed stage one. The next step would be to sand off any rough edges and paint chips, then what you need to do is to clean the walls by either a damp piece of cloth or sponge. Then you need to look for holes or gauges or other imperfections on your wall that require being filled with spackle. You then need to leave it to try for a few hours depending on what product you use. After it is dried you need to sand that area and clean it with a piece of dry cloth or sponge. Apply primer on those spot and let it dry. Now you have a surface that if painted would give you the best result. Apply one layer of paint and let it dry for 24 hours. Apply the second layer of paint and you are done. Job Well Done!! You have reached the best result possible and you did it all yourself and save some cash, now wasn’t that easy?

Tips on selling your property

There are things you could do to increase the value of your property:

There are two types of defects on a property, one is Material Latent Defect and the other is Material Patent Defect.
The Homeowners are obligated to disclose and notify the buyers of the Latent Defects; on the other hand the Patent Defects are not required to be disclosed, however repairing the Patent Defect is recommended.

Having your property free of any defects is a very important factor, as you would avoid any later on headaches and possibly lawsuits and also would increase the value of your property and would put your property in a better position on the market.

Aside from repairing the required repairs at your property there are other ways you could increase the value of your property, one is having it look better.

Have you come across a property in your neighborhood that has caught your eyes, whether it is the exterior of the property the landscaping surrounding it, a very nice design of their drive way, a fancy door or a very nice, elegant light fixture, are all assets that would attract more people and possibly potential buyers if the property ever goes on the market.

Having your property inspected before you decide to list it on the market would be a good strategy as if there are any defects that need fixing you could have it fixed before the potential buyers look at your property and notice the defects. If that happens you would have to fix the defects anyway but now your property might have dropped a level in their consideration in comparing your property to others. If a defect needs to be taken care of, why not do it before everyone notices it.

Having your property painted, taking care of the holes and damages on the wall before putting your property on the market is another way of showcasing your property, as if the walls are not in a decent condition the buyers might put a clause requiring the seller to have them taken care of. Off-course you would not have to go with that but you also might lose a potential buyer, and mostly that is a chance seller’s would not like to take.

Staging your property with an elegant design is another way of showcasing your property as that by itself could give a good feeling to the potential buyers. Having the defects on your property fixed is a very great way of having a hassle and headache free transaction but it would not help you sell your property with a faster speed. Having your property designed and staged somehow that is attractive is a great way of attracting more and more people to visit your property and that by it self promotes your property value by far.

Renovating is another great tactic to increase your property’s value. I know what you are thinking right of the bat, you would think of the cost of doing a costly renovation, and possibly thinking to yourself that rather than having that renovation done with all the money that would have to come out of your pocket you would deduct some of the property value and make it even more appealing for people wanting to spend less, WRONG!!!.
Although it is true that doing a renovation could be costly, there are some professionals who are promoting their profession of renovation for lot less that what you would have to send with the big guys on the market. There are also some small tasks that you would even do yourself. Having a visit to Home Depot or other local home hardware store could spark an idea of what you could add to your property to make it very more appealing to the potential buyers.

Having the doors and windows repaired and painted could also attract more people to become potential buyers rather than being just a visitor. There have been instances where the buyers decided they did not even want to go in the property as soon as they had a walk around the property. Depending on the exterior of your property, having it painted could also be a great tactic as well.

Another great way is to increase the curb appeal. Your properties front entry is the focal point of its curb appeal. Adding some designs or some colour that would go with your property could very much enhance the curb appeal of your property. Installing a nice custom door could attract more people interest to your property; choose a design or swag, as it would also represent the interior of your property.
Some tips as how to increase the curb appeal of your property:

Having a finished basement also is another great way of marketing your property. Some might think that it is such an expensive and costly thing to do, but fact of the matter is, it again depends who you would go to have your job done. Some would basically charge you an arm and a leg to do the same thing as the infamous guys who don’t spend much on advertising, but would do the same quality work as the other ones. Having a finished basement would greatly enhance your chance of getting a better buyer even faster as mostly people are looking to obtain a property that does not require any more work and if they come across your property that doesn’t have a finished basement might look elsewhere.

Same goes for driveways; having an unfinished driveway could push customers away as they might think of an extra work they would have to put in and the fact that they don’t have an estimate as how much it would cost them. Some people might be fine with spending the cash to have it taken care of but might not have the time to go after fixing it.

The point I’m trying to make after all these pointers is that you should have your property look the way that you would want to buy it instantly if you were the buyer and were coming to see it. If there is anything that bothers you and seem to get your attention, it would most probably come up in the mind f the buyer as well.

It has been suggested that the origins of spring cleaning date back to the Iranian Norouz, the Persian new year, which falls on the first day of spring. Iranians continue the practice of “khooneh tekouni” which literally means “shaking the house” just before the new year. Everything in the house is thoroughly cleaned, from the drapes to the furniture. A similar tradition is the Scottish “New Year’s cleaning” on Hogmanay (December 31), a practice now also widespread in Ireland, New Zealand, and to North America.
Another possibility of the origin of spring cleaning can be traced to the ancient Jewish practice of thoroughly cleansing the home in anticipation of the spring-time memorial feast of Passover (Hebrew: פסח pesach‎). In remembrance of the Jews’ hasty flight from Egypt following their captivity there, during the seven-day observance of the Passover memorial or remembrance, There are strict prohibitions against eating or drinking anything which may have been leavened or fermented with yeast (Exodus 12:15, 19). Jews are not only supposed to refrain from leavened foodstuffs (known in Hebrew as חמץ chametz), they are expressly commanded to rid their homes of even small remnants of chametz for the length of the holiday (Exodus 12:15). Therefore, observant Jews conducted a thorough “spring cleaning” of the house, followed by a traditional hunt for chametz crumbs by candlelight (called bedikat chametz [Hebrew: בדיקת חמץ]) on the evening before the holiday begins.
In North America and northern Europe, the custom found an especially practical value due to those regions’ continental and wet climates. During the 19th century in America, prior to the advent of the vacuum cleaner, March was often the best time for dusting because it was getting warm enough to open windows and doors (but not warm enough for insects to be a problem), and the high winds could carry the dust out of the house. For the same reason, modern rural households often use the month of March for cleaning projects involving the use of chemical products which generate fumes.
